The lead tenant of this mixed-use project, Omaha Creative Institute is a nonprofit that forms a cultural hub, providing leadership, unity, and educational opportunities for the creative community. The organization connects artists to opportunity and offers a wide variety of classes to the general public. This study for a 97,000 building retrofit and addition includes space for the OCI, commercial and industrial tenants, a gallery, a theatre, rental artists’ studios, and residential condominiums. The site is in North Downtown Omaha, a vibrant entertainment and creative industry center, and the home of the College World Series.

Omaha Creative Institute is now Amplify Arts.
